Just wanted to say thank you for the great job that was done in designing and drawing up our new extension. We are so happy with it & will soon be welcoming are second child into the house. The difference that the extension will make for our growing family is unbelievable.
I won’t hesitate to recommend you in the future.

We engaged Des to design and manage the extension to our church hall.
He listened to our needs and developed a scheme commensurate with our wish list whilst also bearing in mind the restrictions/requirements of the Planning Authority and their consultees.
Working closely with a small sub-group of the vestry Des guided us from inception to completion and the facility we have ended up with has exceeded our expectations, drawing no end of compliments from those who have the opportunity to use it.
Des was always very easy to work with and did his best to accommodate everyones wishes.  We would wholeheartedly recommend him for works in the future.

Mournes Farmhouse

We approached Des to design the renovation of a farmhouse in the Mournes, needing someone to capture our broad vision and translate it into something on paper that would wow us when done. The project itself had certain challenges. The house was right on a site boundary, as was an adjacent barn which we wanted to integrate but wasn’t aligned with the house. Parts of the building were nearly 200 years old, and we wanted to sympathetically capture its history as much as possible. And of course, we wanted to achieve this without spending all of our children’s inheritance! Des was able to skilfully navigate through these challenges, suggesting solutions and patiently listening to our own ideas, and all with a calm and pragmatic approach. We are delighted with the elegant and stunning end result. We have already recommended Des to others, and would be happy to do so again.

Lisburn Cathedral

Des Cairns has been looking after the refurbishment and new build projects for Lisburn Cathedral since 2005, when we began our phased work, including
refurbishment of the Chapter room ( Mostly rebuilt), provision of accessible WC facilities, choir room, new hall kitchen fit out and remodelling, development of the Rectory site with the provision of a new 3300sq/ft Rectory, new external lighting and external refurbishment of the Cathedral building. The External refurbishment included: repointing of the stonework in lime mortar, replacement stonework, rebuilding of part of the spire, refurbishment of the weathervane, leadwork to ledges and projections, partial re-slating and truss repair.
The internal refurbishment of the interior of the Church is due to begin in the Summer of 2012.
A lot of attention to detail is required when working with Grade A listed buildings as well as time to be spent working with Vestry and committees involved, along with the Diocese, RCB, NIEA, planning and Building control.
Des lead the design and project management processes, pulled together a team of specialists appropriate for each phase and delivered on time, to controlled budgets, with quality and integrity.

“We found Des a pleasure to work with.  He was able to incorporate my needs into the design of my new home.  He had the vision to be able to make the most of a small site and yet create a spacious and practical home.  I am delighted with the result and would not hesitate to recommend him as someone who will turn your ideas into a reality. Thank you”

‘Triplicate worked collaboratively with Des Cairns on the Bedeck store at Dungannon’s Linen Green.

Des was totally on the same creative wavelength as ourselves and had the design sensitivity and the technical expertise to fully realise the aspirations we had for the Bedeck brand. He also had the project management experience to see the project from concept to hand over and was very capable of advising our client to balance design quality with commercial retail considerations’.

‘We recently used Des Cairns to re- design our office layout and manage the refurbishment. He listened to our staff and studied our requirement then came up with an excellent plan that makes the best use of the space available.  All our staff are very happy with the new office layout and visitors often complement the design. The work was also completed within the limited budget allocated.

I have also used Des privately to organise the refurbishment of a rental house in Lisburn.  Des surveyed the house and produced plans to meet the requirements of the Housing Executive, then arranged tenders and supervised the building work. The house has been completed to an impressive standard, the builders were excellent and work was finished on time and budget. Des managed any minor issues that came up without any fuss and we are extremely pleased with the result. I have no hesitation in giving my full recommendation for Des  and intend to use him for future business and private developments.’

‘We employed Des Cairns to provide a modern design upgrade solution to a traditional pebble-dashed bungalow. We were delighted with the outcome and it has transformed the way we live and our use of space. The planning process was handled with great professionalism and the technical support to the builder was superb. We found the whole process to be very inclusive and the communication channels were excellent.’

‘I began working with Des Cairns in the early nineties in my role as project manager for Moygashel Community Development Association, our task was to develop the derelict Moygashel linen Mill into a sustainable enterprise and in turn revitalise the entire area. The concept became “the Linen Green” designer Outlet Village and Visitor Centre, employing many local people and becoming a regional success story. At least 7 grant aiding bodies were involved including the Millennium Commission.
Des played a key role through this entire project and was instrumental in the development of the ethos and vision.
The design success of the project depended on an understanding and appreciation of the ‘big picture’ and that the visitor would have an experience rather than just a shopping visit. We would have no hesitation in recommending the practice’.

It was a pleasure to work with Des on our self-build project in Lisburn.
He added considerable value through planning and working-drawing stages.
Responding quickly to the need for planning amendments, and meeting deadlines calmly, he inspired confidence that we were in safe hands.
Drawing revisions, and technical information were provided promptly and coherently.
Communications were excellent and, all in all, he helped make what could have been a stressful process, an enjoyable adventure.
We would be very happy to use him again, and would recommend him highly to others.
